Before buying land, confirm the seller's ownership and the legal status of the land. Papers commonly checked: 1) the original deed and chain deeds, 2) CS/SA/RS/BS khatian, 3) mutation khatian and DCR, 4) up-to-date land development tax receipts, 5) mouza map, 6) a non-encumbrance search, 7) a succession certificate where land was inherited.
